Markets we know street by street.

Every Florida market books differently, and the rules that decide whether a home can be rented at all rarely travel with you from one county to the next. Here is what we watch in each one.

01

Greater Orlando & Kissimmee

Orange, Osceola & Polk counties

Why it works

Walt Disney World, Universal's expanding parks, SeaWorld, and a convention calendar that keeps midweek demand steady year-round.

What to watch

Zoning changes street by street. Orange County, the City of Orlando, Osceola, and Polk each run different rules, and many resort communities sit in unincorporated areas with county regulations layered on top.

02

Winter Park & Orlando Metro

Orange & Seminole counties

Why it works

Dining, hospitals, lakes, and universities drive business travel, family visits, and shoulder-season stays close to the city.

What to watch

Historic neighborhoods and HOAs often restrict short stays. A community's written rules can be stricter than anything the city requires.

Owner guide
03

Tampa Bay & St. Petersburg

Hillsborough & Pinellas counties

Why it works

Year-round demand from medical visits, corporate travel, the Rays' season, and Gulf Coast beaches that draw winter visitors.

What to watch

Condominium declarations and city registration programs both apply. A building can set its own minimum stay regardless of what the city allows.

04

Sarasota, Bradenton & the Southwest Gulf Coast

Sarasota, Manatee & Lee counties

Why it works

A long snowbird season makes this one of the strongest markets for autumn through spring, and for furnished midterm stays.

What to watch

Summer is softer here, so stay-length and rate strategy matter more than raw occupancy.

05

Miami, Brickell & Fort Lauderdale

Miami-Dade & Broward counties

Why it works

International arrivals, a dense urban condo stock, and a business calendar that supports premium nightly rates.

What to watch

Most residential neighborhoods tightly limit short stays, and condo boards add their own approval and minimum-term requirements. Confirm before you buy.

06

Florida Keys

Monroe County

Why it works

Winter bookings, fishing and diving trips, and visitors willing to pay for a waterfront address.

What to watch

Most Monroe County districts require stays of 28 days or more, and advertising must reflect that minimum. Key West issues its own transient and non-transient licenses. Zoning decides what is possible.

07

Jacksonville & the First Coast

Duval, St. Johns & Nassau counties

Why it works

Youth sports tournaments, corporate and military travel, port traffic, and the beaches — a steady mix that isn't dependent on one season.

What to watch

Registration and business tax receipts still apply, and HOA rules vary community to community. This is the market where CJR Stays built its playbook.

08

Space Coast & Daytona Beach

Brevard & Volusia counties

Why it works

Rocket launches, aerospace and defense employers, I-4 corridor road trips, and Daytona's event calendar.

What to watch

Demand arrives in sharp spikes around launches and events, so rate strategy has to follow the calendar rather than the average.

09

The Panhandle

Pensacola, Destin & Panama City Beach

Why it works

A strong summer beach season with families who book early and return year after year.

What to watch

Panama City Beach requires a vacation rental certificate inside city limits, and Bay County runs its own registration and inspection program outside them. Expect life-safety and balcony inspections.

10

North Florida & Horse Country

Gainesville, Ocala & I-75 North

Why it works

University families, equestrian events, and a steady stream of midterm renters who need a furnished home for a semester or a season.

What to watch

Some neighborhoods cap single-family rentals or carry student-housing ordinances. Verify the specific address before counting on short stays.

Your street can be regulated differently than the one two blocks over. Send us the address and we will confirm exactly what applies to your property.

How we evaluate a market before we take a home.

We turn down properties. Not because we are precious, but because a home we cannot staff properly or price honestly underperforms for the owner and disappoints the guest — and both of those cost us more than the fee earns.

1

Demand, verified

We check what actually books in your area — seasonality, event calendars, stay lengths, and where comparable homes sit empty.

2

Rules, end to end

State licensing, county registration, zoning, occupancy limits, and the HOA or condo declaration, all read before we sign anything.

3

Operations reach

A home is only as good as the cleaners, trades, and emergency response within reach. If we can't staff a market well, we don't take it.

4

Your numbers

Realistic occupancy, rate, and expense expectations based on comparable homes — not the optimistic projection a listing site implies.

A bright, professionally prepared Florida rental home with light blue cabinetry and white walls.

Rules checked before we sign

State license, county registration, zoning, and your community's own rental rules.

Two layers of rules. Both apply to your property.

Florida regulates short-term rentals at the state level, and your city or county fills in the rest. Your HOA or condo association sits on top of both. Keeping track of all three is a job — so we treat it as ours.

What the state requires

  • A DBPR vacation rental license before your first booking
  • State sales tax collected on each stay
  • County tourist development tax registration
  • Life-safety standards, from smoke detectors to pool barriers

What your city or county adds

  • Zoning, which decides whether short stays are allowed at your address
  • Local registration, certificates, and annual renewals
  • Occupancy, parking, and noise rules enforced by code enforcement
  • Inspection requirements that vary by county and building height

Rules change and vary address by address. We confirm the requirements for your specific property before recommending a rental strategy. Our guide to Florida short-term rental laws covers how the layers fit together.

As an out-of-state owner, I needed a dependable Airbnb property manager for my rental property in Jacksonville. After switching to CJR Stays, John and his team significantly improved the performance of my property. Occupancy increased by approximately 20% and average review ratings increased to 4.9.

For owners out of state

Managing from 500 miles away shouldn't mean managing at all.

Most of our owners don't live near their property. We run the local side — guest communication, turnovers, maintenance coordination, inspections, and renewals — and send you updates in plain language, so distance stops mattering.

What remote owners get

  • Photos and a quality report after every turnover
  • Maintenance caught and priced before it becomes an emergency
  • Licenses and registrations tracked, filed, and renewed on time
  • One point of contact who actually knows your home

Before you ask about your area.

Do you manage properties outside Florida?

Yes, when we can staff it properly. Florida is where we are concentrating today, and we review out-of-state properties market by market — demand, local rules, and whether we have reliable people on the ground — before we take one on.

I live out of state. How does that work?

It's the most common arrangement we have. We run the property locally, handle guest and maintenance needs, and send you plain-language reporting. You approve decisions instead of chasing vendors.

Can you help before I buy?

Yes. We'll review the specific address for zoning, registration, HOA or condo restrictions, and realistic income before you close. A market check at that stage is far cheaper than a correction afterward.

Do you handle licensing, registration, and taxes?

We track and file the state vacation rental license, county tourist development tax registration, and the local certificates your property needs, and we calendar every renewal so nothing lapses mid-season.

What if my HOA or condo doesn't allow short rentals?

Then we build around it. Many communities allow stays of 30 days or more, which is a strong market of its own — relocation renters, corporate assignments, and families between homes.

Is there a minimum property requirement?

We manage single-family homes, condos, townhomes, and small multi-unit properties. What matters more than size is whether the home, its location, and its rules can support a rental that performs.

Not sure your area is covered?

Tell us the address. We'll tell you honestly whether we can serve it.

If we're the right manager for your property, we'll say so and show you the numbers behind it. If we're not, we'll tell you that too — and what to look for instead.
